Fire alarm installation RAMS template
Twenty-six steps for impairment, installation, testing and restoration.
- Name the responsible person, the building manager and the person authorised to accept an alarm-system impairment.
- Write down exactly what the contract covers: survey, design, installation, programming, commissioning, maintenance, monitoring connection or a smaller part of that work.
- Obtain the current fire risk assessment, fire strategy, evacuation arrangements and the approved alarm design before you plan the work.
- Collect the existing zone chart, device list, drawings, cause-and-effect matrix, logbook and known-fault record.
- Walk the job with the authorised representative. Check every proposed device position, cable route, interface and access point against the drawings.
- Record which parts of the building stay occupied, especially sleeping accommodation, public areas and protected escape routes.
- Agree a written impairment plan before you isolate, disable, cover or test any part of the system.
- Name every party who must be told before the impairment, including the alarm receiving centre where the system is monitored.
- Have the responsible person approve the temporary controls for the impaired period. Record who starts them and who ends them.
- Get asbestos information that covers the fabric and voids you will disturb. Stop before drilling if the survey does not cover them.
- Check drawings and scan the route for concealed electrical, gas, water, data and fire-service installations before cutting.
- Barrier the work area without blocking an escape route, call point, final exit or item of firefighting equipment.
- Select access equipment for the ceiling work. Use a ladder only where the risk assessment shows more suitable equipment is not justified because the work is low risk and short in duration, or because existing site features cannot be altered.
- Use on-tool extraction for drilling and keep dust out of detectors, panels and occupied areas.
- Plan how panels, batteries, cable drums and access equipment will be moved and lifted before delivery.
- Isolate each electrical supply that the work reaches, lock it off, prove dead and prevent re-energisation before connections start.
- If live work is proposed, record why making it dead is unreasonable, why working live is reasonable and which precautions prevent injury.
- Install containment and supports to the approved design. Record every penetration through a compartment line before it is closed.
- Reinstate each penetration with the specified compatible fire-stopping system and keep the installation record with the handover pack.
- Install and identify the panel, devices, interfaces and cables against the approved drawings and device schedule.
- Do not alter a live cause-and-effect interface until the authorised representative confirms the test sequence and every affected system.
- Test in an agreed order that prevents an uncontrolled door release, plant shutdown, lift action or evacuation message.
- Remove every detector cover, isolation, disable and test mode before leaving. If any impairment must remain, do not leave until the current written impairment plan expressly authorises it and the temporary controls are active. Notify affected people and the alarm receiving centre, then record the named duty holder, restoration deadline and escalation route.
- Complete functional and cause-and-effect testing against the approved design. Record failures, limitations and devices not tested.
- Restore the agreed normal condition, check the panel indication and prove the monitoring path where the contract includes one.
- Hand over marked-up drawings, test results, configuration changes, defects, logbook entries and the named next maintenance action.

HSE says silica may be responsible for the deaths of over 500 people each year who have worked in construction. The responsible person is defined in art 3. Electrical work: EAWR reg 14. Ladders: WAH Schedule 6. Before drilling, check the asbestos information and control construction dust.
Which fire law applies outside England and Wales?
The Order applies only in England and Wales under art 1(4). Scotland puts duties in s 54, warning in reg 12 and maintenance in reg 16. Northern Ireland uses separate warning and maintenance regulations.
What must the RAMS leave to the design?
The alarm category, device positions and cause-and-effect. The approved design and fire strategy set those. The Word file here is the general electrician RAMS. If the job includes a board change, the £29 consumer unit RAMS is task-specific and editable.
